Q. What is design/build?

A. Design/Build is a methodology that combines both residential design and building from a single provider. The design/build approach teams the homeowner with the designer/builder through all project phases. By working together, you have input and control at every stage -- design, costing and construction -- ensuring the highest value for your project.

Q. Where did design/build originate?

A. In the past, homeowners contracted separate design and building services, which often resulted in a disconnect.The key issue was that the building contractor provided input and estimates after the approved plans were completed. Using this process the disconnect occurs when:

• Actual project costs aren't in alignment with the homeowner's budget and/or the architects initial estimates.

• Input from materials selection to open design questions influence scheduling, change the scope of work and may require plan rework and delays.

• Contracts are heavily weighted in variable costs because materials and manufacturers have not been pre-defined.

The homeowner is then faced with the extra step of redefining the scope or altering plans to accomodate a budget or time schedule. Design/build was established to better connect the homeowner with the designer/builder while avoiding plan changes and costly delays.
